<p><strong><em>Who pays for the maintenance of the common area in a flat?</em></strong></p>
<p>This should be shared equally between all the flats that make up the block.  To avoid unnecessary future problems with neighbors ask that this is stated in the <a title="Contract of Sale (convenue/konvenju)" href="http://www.cnwpropertymalta.com/property/buying/stages/#secondary">contract of sale (convenue/konvenju)</a> and how often the place needs to be painted etc&#8230;.</p>
<p><strong><em>If I buy a flat do I have access to the roof?</em></strong></p>
<p>You will have access to place your water tank and television aerial (possibly satellite dish). Some flats still do offer use of shared roof where you can hang your laundry.</p>
<p><strong>If I buy a flat do I own the airspace?</strong></p>
<p>In some cases yes you could own the airspace but this will pump up the price of the property as it&#8217;s value is higher than a flat that doesn&#8217;t offer airspace.  This is unusual but can be found.  In some cases you can still use the roof but not own it.</p>
<p><strong><em>So if I don&#8217;t own it who does ?</em></strong></p>
<p>Maybe another flat owner who bought the first flat and offered a good price for the airspace, or the original owner.</p>
<p><strong><em>Why would the original owner still want the airspace?</em></strong></p>
<p>It&#8217;s common that the original owner/contractor would possibly build extra floors in the future.</p>
<p><strong><em>Who pays for the entrance of a maisonette?</em></strong></p>
<p>Who ever owns the maisonette is responsible to put in their own external door and complete their stairs.</p>
<p><strong><em>What about the facade?</em></strong></p>
<p>It&#8217;s quite possible that the original owner will complete this, if not the cost will be divided between all the maisonettes.</p>
<p><strong><em>Would I have access to the roof?</em></strong></p>
<p>If you are not Ground or Elevated Ground Level you will highly likely have access to use of shared roof.</p>
<p><strong><em>What if I don&#8217;t have access or use of the roof?</em></strong></p>
<p>Some alternative outside area would be provided.  This depends on the design of the maisonettes.</p>
<p><strong><em>Why would I buy a townhouse?</em></strong></p>
<p>You would want a more <a title="terraced houses central part of vilage Malta" href="http://www.cnwpropertymalta.com/property/terraced-houses/">traditional small house in the central part of the village</a>.</p>
<p><strong><em>Can I move into a Townhouse as soon as i&#8217;ve bought it?</em></strong></p>
<p>Most of the time yes but bare in mind many of them are not adjusted to modern day living.  The bathroom and kitchen may need changing and updating.</p>
<p><strong><em>How much would this cost?</em></strong></p>
<p>That depends on the size of the room and the level of finishing that you want &#8211; shop around before you set your eyes on one thing.</p>

<p>No, not if you have original features such as patterned tiles, stone columns.  If these are professionally restored they are beautiful to keep and will help the property hold its price if not increase it.</p>

<p>Yes they can.   You may need to buy in less popular villages or more out in the open areas.</p>

<p><em><span style="font-style: normal;">This is not done in weeks or months but rather years and in stages.  Some people absolutely love these projects and will take a long time completing them as and when time and money permits.</span></em></p>

<p>As mentioned in previous articles life has changed and first time buyers rarely start on the property ladder by purchasing that large house for life. So <em>what are first time buyer&#8217;s actually buying?</em></p>
<p>Many flats have been built and are still being built to cater for this particular market<em> plus allot</em> also depends on what your personal requirements are vs what is actually available at that moment.</p>
<p>However the most common types of property being bought are:</p>
<ul>
<li>Flats</li>
<li>Maisonettes,      <em>and sometimes</em></li>
<li>Townhouses,      <em>and</em></li>
<li>Unconverted      Houses of Character</li>
</ul>
<p><strong>Flats and Maisonettes</strong> have become the solution to modern day living.  Those who are on a more restricted budget and time frame will opt to buy these type of properties.  The main differences between flats and maisonettes are that with a flat you share a common entrance/area and with maisonettes you have your own entrance.  You could possibly find them at similar prices but there would most definitely be a difference in the total area being bought.  For example you could <a title="finding maisonettes for sale Malta" href="http://www.cnwpropertymalta.com/property/maisonettes/">find a maisonette</a> at the same price as a <a title="finding flats for sale Malta" href="http://www.cnwpropertymalta.com/property/flats/">flat that you&#8217;ve found</a> but if the maisonette is smaller, you will then need to decide what is more important to you ; <em>space</em> or <em>your own entrance</em> ?  It&#8217;s only upon viewing that you can really make such a decision.</p>

<p><strong><span style="font-weight: normal;">Flats would share the common area which is the entrance, stairways, lift (if one&#8217;s available), roof (if available) plus the facade (outside of the block).  They come in various sizes from the small block that only has two individual flats, to a large block that could have 10 or more individual flats.  Nowadays it&#8217; s become increasingly difficult to find a flat that you have use or access to the roof.  If there&#8217;s no roof available check to see <em>where you can actually hang your laundry ?</em></span></strong></p>
<p><em>These properties are often bought by busy individuals or couples who have a more restricted budget and time frame.</em></p>
<p><em>Maisonettes</em></p>
<p>Maisonettes come in different forms and it depends on the block that they form part of i.e. is it just a block of two or three maisonettes or does the maisonette form part of a block of flats ? Basically all maisonettes have their own entrance, stairs, and outside space.  If you are on Ground or Elevated Ground Floor you tend to have a yard with no roof, the other Maisonettes would generally have shared use of the roof.</p>

<p><strong>How long does it take to finish a property from shell form to finished ?</strong></p>
<p>This depends on how you are going to go about it. Are you going to get an external contracting company who will take care of everything or are you depending on friends/family or individual tradesmen.</p>
<p><strong>What&#8217;s the difference ?</strong></p>
<p>With a contractor you go to them with your requirements &#8211; this is right down to how many  electric points  you want in each room, they will come back with a quotation that will include the price and time frame in which the job has to be completed. With individual tradesmen it can become very tiresome to get them all working in sequence. With friends or family it&#8217;s quite difficult to be so particular because you have emotional connections.</p>

			<content:encoded><![CDATA[<p>When purchasing property in Malta there are several stages in the process that require understanding. Having this prior knowledge will undoubtedly benefit the buyer and reduce stress and unnecessary worry.<span id="more-24"></span></p>
<p>The stages are as follows:</p>
<p><strong>1. Signing of the sale of contract (convenue/konvenju). </strong></p>
<p>The Convenu/Konvenju is typically for three months, it will state everything that&#8217;s included with the sale plus the financial payments, terms and conditions. Make sure that you have been to your bank and enquired about mortgages and mortgage payments should you need one.</p>
<p>a. buyer pays 10% deposit of full price of property which is to be held with the notary</p>
<p><strong>2. The notary will carry out the relevant searches during the term of the convenue/konvenju.</strong></p>
<p>The Searches involve identifying the legal owner of property , official ground rent status, go through all legal ground work to ensure the smooth completion of the convenue/konvenju. During this time if anything comes up that could prevent the sale from happening then both parties are informed and are able to clarify the situation.</p>
<p>a. Buyer pays approximately 0.10% &#8211; 0.50% of the property price to the Notary for the searches carried out</p>
<p>b. Buyer pays 1 % Stamp Duty for Commissioner of Inland Revenue &#8211; the Notary deposits this money on account with the Commissioner of Inland Revenue and on behalf of the buyer</p>
<p>c. Seller pays 7% Stamp Duty for Commissioner of Inland Revenue &#8211; Notary deposits this aswell</p>
<p><strong>3.  The notary will draw up the final contract or amend the existing one.</strong></p>
<p>The searches have been carried out, financing is in place and everything&#8217;s in order. All parties will meet together and the signing of the contract will take place. During this meeting the final payments will also be made:</p>
<p>a. Buyer pays remaining part of the stamp duty for the Commissioner of Inland Revenue. This is 4% (5% &#8211; 1% already paid on account)</p>
<p><em>If this property is the buyers main residential property then they would be charged 3.5% Stamp Duty on the first €116,468  (Lm50,000) and then 5% on the remaining amount.</em></p>
<p>b. Buyer pays remaining price of property which is the total value minus the 10% deposit paid</p>
<p>c. Buyer pays Notary Fees which are approximately 1% total value of the property</p>
<p>d. Seller pays Real Estate Agent their fee depending on whether it&#8217;s a Sole or an Open Agency.</p>
<p><strong>Capital Gains Tax</strong></p>
<p>Capital Gains Tax is a Tax for the seller and only if the property is sold less than 5 years of owning it. This is due to the property being perceived as an investment/business transaction rather than a residential home.  Capital Gains Tax can be charged in one of the two following ways:</p>
<p>1. Flat Rate of 12% of total market value of property, or</p>
<p>2.  At a progressive rate of 35% .</p>
<p>These are general guidelines so please use the information for rough estimate purposes only. They may somewhat vary depending on the company and their individual services they offer.</p>

<p>Buying your first property will most likely be the biggest financial step you will ever make. It&#8217;s a major step towards; <em>independence</em>, <em>financial responsibility</em> and <em>security</em>. Two key points that will help you find the right property are:</p>
<p>1. What is your budget? , <em>and</em></p>
<p>2. What is your preffered location?</p>
<p>You need to take your time to answer these so don&#8217;t be put off if this can take up to a few hours / days or even weeks if necessary. A lot of soul searching is usually required at this time; you have your ideas and your partner has theirs, so a compromise will most probably need to be reached. Also the type of property and financial commitment you take on will tie in with the life and family style that you are expecting to live.</p>
<p>So, if it takes you less than 30 minutes to <em>1, arrive at your Budget,</em> and <em>2, discuss your preferred location</em>, then you probably haven&#8217;t thought about this seriously enough. Just re-think the process until you are happy.</p>
<p>Now you&#8217;re at the starting block and ready to approach an Estate Agent whilst keeping the two key points firmly in mind.</p>
