Flats & Penthouses have become more and more popular over recent years. They can be anything from 80 square meters up to 400 square meters big. These can be found in all different standards from the average to the more prestigious luxury sea view flats & penthouses.

Maisonettes – Independent and Rare

Maisonettes are independent properties i.e. they have their own entrance. They can be found together, solitary or as part of a block of flats. If there are two maisonettes together the ground floor would often have a back yard and the first floor would have the roof or part of the roof.

If there is a block of flats with a ground floor maisonette, the maisonette would still have its own entrance (main door) and it´s own back yard however there would be no access to the roof except for utility connections i.e. water, electricity, plumbing.

There would be a winding stairways leading up to another one or two floors which could also be on split levels. These properties often have their own roof and airspace plus the possibility to utilise the space under the stairs.

The floor and bathroom tiles are often patterned and coloured giving the impression of a carpet. The rooms have high ceilings and this helps keep the house cool in the warm Mediterranean climate.

In recent years the rooms found on the ground floor have been knocked through to create a large open living/dining/kitchen area which has been more conducive to modern day living.

Terraced Houses – Large & Traditional

Terraced Houses are very large and are often very traditional in style. Many of these houses have stone balconies with pillars, internal round arches with pillars, solid mahogany stair rails & solid mahogany doors and windows. They were very popular during the 60´s and 70´s and are often found on the outer part of the village (what is considered the ´new´ area).

Typically you can find these houses slightly recessed from the road providing a small to medium sized front yard. In Malta the front yard is not used for entertaining but more as an entrance area. These properties often have a back yard which is used for entertaining and washing.

These houses cover a large area therefore the rooms are often quite large. They have three to four bedrooms, two bathrooms, living/dining room, kitchen, working well and own roof. There´s often a room on the roof (washroom) and it's used as a utility room. The roof area also doubles up as a BBQ / entertaining area.

Nowadays these houses are often converted into maisonettes or knocked down to make way for a block of modern flats.
